Looking after a home in The Oasis
The Oasis by Emaar is a large villa and mansion community in the Dubailand belt, reached from Sheikh Zayed bin Hamdan Al Nahyan Street near Remraam, Jumeirah Golf Estates and DAMAC Hills. It is planned around lakes, canals, swimmable lagoons and parks, in districts such as Palmiera, Mirage, Lavita, Tierra by Address, Ostra and Mareva, with handovers planned from late 2027 into 2030.
Lagoons and canals raise the humidity around the homes and bring midges in warm months, while the desert edge sends fine dust over everything after a windy day. New phases will be built for years, so construction dust will be part of life for a while.
Large new villas and mansions here begin with snagging and a post handover deep clean. After that, dust, lagoon sand, glass and outdoor living areas take most of the time.
New homes are painted to Emaar's specification. Colour and finish upgrades are best done while the house is empty, and exteriors follow the community palette.
The districts are gated. Contractors are registered by the owner, and exterior changes need the developer's or the community's approval.

With a snagging inspection before you accept the keys, a re inspection once the developer has fixed the list, then a post handover deep clean and an AC clean before you move in.
Do you clean mansions with lagoon frontage?
Yes. Glass, stone terraces, pool decks and outdoor kitchens are cleaned with methods suited to each finish, with lagoon sand and water marks treated as part of the visit.
Do we need Emaar approval for work in The Oasis?
Cleaning, AC servicing and repairs inside the home only need the gate or building pass, which the resident arranges. Exterior painting, waterproofing, fit out and any change to the facade, roof or garden structures need a no objection certificate from Emaar or the community management in The Oasis before work starts. We prepare the method statement, drawings, insurance and trade licence documents the approval asks for.
How quickly can you attend in The Oasis?
Urgent work in Dubai is attended within two hours between 08:00 and 19:00, Monday to Saturday. Planned work is normally scheduled within 48 hours.
