Emirates Hills is a gated community of custom built mansions around the Montgomerie golf course, where plots were sold individually and no two homes are alike. Beside it, The Lakes, The Meadows and The Springs are established villa and townhouse communities set around lakes and landscaped paths. Golf course and lakeside irrigation keeps ground level humidity higher than the city average, and sprinkler overspray marks boundary walls and glass with mineral deposits. Mature gardens add leaf litter and pollen, and many homes have large areas of natural stone that need the right chemistry.

Homes here are large, so we survey first and plan by floor and wing. Double height halls, chandeliers, marble staircases and staff quarters are scoped separately, and stone is logged on a surface register before any product is used. Palm Jumeirah

Palm Jumeirah is two different places for a service crew. The fronds are lined with Garden Homes and Signature Villas, each backing onto a private beach. The trunk and crescent hold apartment buildings such as Shoreline, Golden Mile, Tiara, Oceana and Marina Residences, along with branded residences and hotels. Salt air reaches every surface on the Palm. It leaves a film on glass, dulls metal and breaks down exterior paint faster than inland. Beach sand is walked indoors daily, and summer humidity encourages mould around AC vents and in bathroom silicone.

We rinse salt from glass and frames before cleaning so it does not scratch, lift sand from tracks and floor edges, and check AC vents and bathroom seals for mould. Villas with beach access get extra attention to the ground floor, outdoor showers and terraces. Jumeirah Bay Island, La Mer & Pearl Jumeirah

Jumeirah Bay Island is a low density island off the Jumeirah coast, home to the Bulgari Resort and Residences and a small number of private mansions. Along the same shoreline, La Mer, Port de La Mer and Sur La Mer offer beachfront apartments, townhouses and villas, and Pearl Jumeirah is a peninsula of custom built waterfront homes. Everything here is within a few hundred metres of open sea. Salt spray coats glass and metal, onshore wind carries fine sand, and humidity is high for much of the year.

Finishes here are among the most delicate in Dubai: book matched marble, bronze, lacquer and silk. We log every finish before work starts, use pH neutral products on stone and rinse salt from glass and frames before polishing. Al Barari

Al Barari is a low density community built inside botanical gardens, with streams, lakes and dense planting between the homes. It includes large private villas, The Nest and The Reserve, and the Seventh Heaven and Ashjar apartments. The planting that makes Al Barari special also keeps humidity high and surfaces shaded. Leaf litter, pollen and insects are part of daily life, and algae grows quickly on outdoor stone and shaded walls.

Indoor outdoor living means terraces, glass and thresholds need as much attention as the rooms inside. We treat algae on stone, clear organic debris from tracks and drains, and check for mould where shade and humidity meet. High humidity makes AC drains and coils work harder, so we recommend more frequent servicing here than elsewhere.

MBR City, District One & Meydan

Mohammed Bin Rashid City brings together several premium communities. District One is known for contemporary villas and mansions around a Crystal Lagoon. Sobha Hartland combines apartments, townhouses and villas, and Meydan adds gated villa estates and apartment districts. Large parts of MBR City are still under construction, so airborne dust is the main issue for residents. Lagoon side homes also see higher humidity and water spotting on glass.

New homes here often still hold builder's dust in cupboards, tracks and AC ducts. We extract it with HEPA vacuums and recommend AC grille or duct cleaning alongside the first deep clean. With construction dust in the air, AC filters and coils clog faster, so we shorten the service interval.

Dubai Hills Estate

Dubai Hills Estate is a master planned community around an 18 hole golf course and Dubai Hills Park. Detached villas sit in neighbourhoods such as Sidra, Fairway Vistas, Golf Place and Parkways, Maple offers townhouses, and apartment buildings surround the park and Dubai Hills Mall. The community is still being completed in places, so construction dust is a regular visitor. Homes along the fairways also see irrigation overspray and grass cuttings on glass and terraces.

Most homes are less than ten years old with contemporary finishes: large format porcelain, engineered timber and full height glazing. Glass, tracks and AC grilles collect the most dust, and we give them extra time. Systems are modern and mostly under ten years old, so regular servicing keeps them efficient and protects warranties.

Jumeirah Golf Estates

Jumeirah Golf Estates is built around two championship golf courses, Earth and Fire. Its villa neighbourhoods include Lime Tree Valley, Redwood Avenue, Whispering Pines and Wildflower, with apartments and townhouses at Alandalus and newer homes at Jouri Hills. Fairway irrigation leaves mineral spots on glass and stains on boundary walls, and the open desert beyond the estate sends sand across on windy days.

Tilal Al Ghaf

Tilal Al Ghaf is a newer community built around a swimmable lagoon with sandy beaches. Harmony offers detached villas, Elan and Aura provide townhouses and semi detached homes, and Serenity and the lagoon front mansions sit at the top of the range. Phases are still being built, so construction dust is common. Lagoon side homes add beach sand and higher humidity, and new landscaping means frequent irrigation.

Most homes have been handed over recently, so the first deep clean is often about builder's dust, grout haze and protective film. After that, lagoon sand and glass are the main tasks. New systems benefit from an early service to remove construction dust from coils and filters.

Jumeirah Islands & Jumeirah Park

Jumeirah Islands is a gated community of large villas set on small islands in a man made lake, grouped into European, Mediterranean, Islamic, Oasis and Tropical clusters, with a row of mansions on the outer edge. Next to it, Jumeirah Park is a newer community of Legacy, Regional and Heritage villas arranged in nine districts. Almost every home in Jumeirah Islands faces water, so humidity is high and glass picks up mineral spotting. Gardens are mature and irrigated daily, which marks boundary walls and feeds algae on shaded paving.

Villas here usually have four to six bedrooms, a double height entrance and a pool terrace facing the lake. We work top floor first, polish water marks from lake side glass and wash down terraces and outdoor kitchens as part of the visit. Jumeirah, Umm Suqeim & Al Wasl

Jumeirah and Umm Suqeim are Dubai's established beach districts: independent villas on generous plots from Jumeirah 1 to Umm Suqeim 3, with Al Wasl, Al Safa, Al Manara and Al Sufouh just behind. Homes range from older single storey villas to newly built contemporary houses. Sea air and beach sand come from one side and traffic dust from Jumeirah Beach Road and Al Wasl Road from the other. Rebuilding on neighbouring plots is common, and construction dust travels further than most people expect.

Emaar Beachfront & Dubai Harbour

Emaar Beachfront is a private island of residential towers between Dubai Marina and Palm Jumeirah, with its own beach on both sides. Buildings include Beach Isle, Sunrise Bay, Marina Vista, Beach Vista, Grand Bleu Tower and the Address and Palace residences. Dubai Harbour next door adds marina front towers such as DAMAC Bay. The sea is on three sides, so salt film builds on glass, balcony rails and outdoor furniture within days. Humidity encourages mould around AC vents and in bathroom silicone, and beach sand is carried indoors.

This is the centre of the city: branded residences around the Burj Khalifa and Dubai Opera, the low rise Old Town, the financial district at DIFC, canal side towers in Business Bay and the island residences at Bluewaters. City centre dust comes from traffic and constant construction. Sealed facades mean AC systems run all year, and floor to ceiling glass shows every water mark.

Apartments here are finished to hotel standard, with stone, lacquer and integrated appliances. We follow the residence's contractor rules, protect common areas and clean to the same standard as the housekeeping teams of the hotels next door. Dubai Creek Harbour is a waterfront district of high rise residences beside the Ras Al Khor wildlife sanctuary, including Dubai Creek Residences, Creekside 18, Harbour Views, The Grand and the Address and Palace residences, with the low rise Creek Beach quarter alongside. Across the water, Dubai Festival City holds the Al Badia villas and residences beside the golf course. Creek side humidity is high all year, and full height glazing shows water marks quickly. Parts of the district are still under construction, so fine dust reaches balconies and AC filters.

Most homes are apartments with floor to ceiling glass and long balconies. We bring compact machines that fit the service lift, polish water marks from the glass and clean balcony tracks and drains. Nad Al Sheba is a district of large private villas on wide plots behind the Meydan racecourse, many of them family compounds with a majlis, staff quarters and several outbuildings. Nad Al Sheba Gardens and Nad Al Sheba Villas add newer gated clusters of villas and townhouses. The district sits beside open land and several building sites, so fine dust settles every day on glass, courtyards and parked cars, and AC filters load quickly.

Homes here are large and often include a separate majlis, a service kitchen and staff rooms. We survey first, agree the programme with the family or house manager and split the crew between the main house, the majlis and the outdoor areas. DAMAC Hills is built around the Trump International Golf Club, with villa clusters such as Whitefield, Rockwood, Richmond, Brookfield and the Trump Estates, and apartment buildings including Golf Town, Golf Promenade, Carson and Loreto. A few minutes away, DAMAC Lagoons is a newer community of townhouses and villas arranged in Mediterranean themed clusters around swimming lagoons. DAMAC Lagoons is still being completed, so construction dust settles on terraces and in AC filters every day.

We plan villa visits floor by floor, with course facing glass and terraces treated for sprinkler marks. In DAMAC Lagoons most bookings are move in cleans of newly handed over townhouses, where builder's dust and paint spots are removed before the furniture arrives. Arabian Ranches is one of Dubai's original family villa communities, built around a golf club and the polo and equestrian club. The first phase includes neighbourhoods such as Saheel, Mirador, Palmera, Al Reem, Al Mahra and Hattan, followed by Arabian Ranches II and III. The community sits on the desert edge, so sand and dust loads are among the highest in the city after a windy day. Palm Jebel Ali is Nakheel's second palm shaped island, off the coast at Jebel Ali and larger than Palm Jumeirah. The first job in a new Palm Jebel Ali villa is a post handover deep clean: builder's dust out of joinery and AC grilles, grout haze off the stone, protective film off the glass. The Oasis by Emaar

The Oasis by Emaar is a large villa and mansion community in the Dubailand belt, reached from Sheikh Zayed bin Hamdan Al Nahyan Street near Remraam, Jumeirah Golf Estates and DAMAC Hills. It is planned around lakes, canals, swimmable lagoons and parks, in districts such as Palmiera, Mirage, Lavita, Tierra by Address, Ostra and Mareva, with handovers planned from late 2027 into 2030. Lagoons and canals raise the humidity around the homes and bring midges in warm months, while the desert edge sends fine dust over everything after a windy day. New phases will be built for years, so construction dust will be part of life for a while.
