Emirates Hills is a gated community of custom built mansions around the Montgomerie golf course, where plots were sold individually and no two homes are alike. Beside it, The Lakes, The Meadows and The Springs are established villa and townhouse communities set around lakes and landscaped paths.

Golf course and lakeside irrigation keeps ground level humidity higher than the city average, and sprinkler overspray marks boundary walls and glass with mineral deposits. Mature gardens add leaf litter and pollen, and many homes have large areas of natural stone that need the right chemistry.

Homes here are large, so we survey first and plan by floor and wing. Double height halls, chandeliers, marble staircases and staff quarters are scoped separately, and stone is logged on a surface register before any product is used.

Many villas in The Springs, The Meadows and The Lakes are now around twenty years old, so hairline cracks, faded exterior paint and irrigation stained boundary walls are common. In Emirates Hills itself, interiors often include decorative plaster, timber panelling and gilded details that are masked or restored by hand. Exterior colours follow the palette approved by the community.

Entry is through security gates and contractors are registered in advance by the resident. Exterior work normally needs approval from community management, and working hours are restricted to protect residents.
