What is included
Interior and exterior painting by our own painters, with surfaces properly prepared, furniture fully protected and wet film thickness checked on every coat. A good paint finish is mostly preparation. Dubai walls move with heat, hairline cracks open at ceiling joints, and coastal air and irrigation mark exterior walls within a few seasons. We repair and prime before we paint, apply the system named in your quotation and leave the home clean enough to move straight back into.
- Roof swept, washed and left to dry completely
- Cracks, blisters and failed joints repaired before coating
- Upstands, outlets and pipe bases detailed with reinforcement
- Primer and two coats rolled on in the cool of the morning
How we carry out roof painting
The roof is cleared and swept, washed to remove sand and bird fouling, and left until it is dry right through. Cracks are cut out and filled, blisters in the old coating are opened and patched, and the joint where the slab meets the parapet is reinforced with a strip of fabric bedded in the first coat. Outlets, pipe bases and AC plinths get the same detailing. A primer suited to the surface goes on next, then two coats of a reflective acrylic or a liquid waterproofing membrane, laid at right angles to each other.
A flat roof in a Dubai summer becomes hot enough to break down most coatings, and the daily swing between afternoon heat and a cooler dawn opens cracks at upstands and joints. Coating over dust or damp is the usual failure: the film blisters and peels within a year. By late morning the slab is too hot for the coating to level, so the crew starts early and stops when the surface heats up. The site visit checks falls and ponding, the existing membrane, the outlets, tank and AC supports and any ceiling stains below.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey, colour and written scope. We measure, test the existing coating and agree colours, sheen and the number of coats. The written quotation names the paint system and the scope.
- Protection. Furniture is moved and wrapped, floors are covered edge to edge, and switches, handles and light fittings are masked or removed.
- Surface preparation. Walls are washed, flaking paint is scraped back, cracks are opened and filled, and everything is sanded flat. Damp or salt affected areas are treated before any paint goes on.
- Primer and finish coats. A sealer or primer suited to the substrate is followed by two finish coats. Wet film thickness is checked on every coat.
- Snagging and handover. We inspect in daylight with you, touch up, clean down and hand over a paint schedule listing brand, colour codes and batch numbers for future touch ups.

Roof Painting in Al Khawaneej 2: what we plan for
This is an established district of private villas on open streets, many of them built twenty years ago or more. In a villa this can be booked on its own or added to a full deep clean or repaint, which saves a second visit.
Villas of this age commonly show hairline cracks, damp patches near bathrooms and roofs, and exterior paint faded by the sun. Cracks are opened and filled, damp is traced to its source before any paint goes on, and exteriors are repainted in the cooler months.
Most streets are open, with no community gate, and we park at the villa. Apartment communities such as Ghoroob, Uptown Mirdif and Mirdif Hills need a work permit from building management, which we arrange.

Questions about roof painting in Al Khawaneej 2
What does roof painting include?
Roof painting puts a reflective or waterproofing coating on a villa roof that has first been washed and repaired and is fully dry, cutting heat gain and sealing fine cracks. The work includes roof swept, washed and left to dry completely; cracks, blisters and failed joints repaired before coating; upstands, outlets and pipe bases detailed with reinforcement.
Does a reflective roof coating make the house cooler?
A white reflective coating lowers the surface temperature of the roof and so reduces the heat passing into the top floor. How much difference you feel depends on the insulation already in the roof and how the AC is run, so we do not put a figure on it.
Will painting the roof stop a leak?
Only where the leak comes from fine cracks or a worn surface. A coating will not bridge a split membrane, a failed outlet or a broken upstand, and those are repaired first. If the source of the leak is unclear, it is traced before a coating is proposed.
How much does roof painting cost in Al Khawaneej 2, Dubai?
We do not publish prices, because no two jobs are the same. The main factors: wall and ceiling area and ceiling height; condition of the surface and how much repair is needed. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides roof painting in Al Khawaneej 2, Dubai?

How long does roof painting take?
Usually one to three days, confirmed with the quotation.
How do you protect furniture and floors?
Furniture is moved to the centre of the room and wrapped. Floors are covered edge to edge, and fittings are masked or removed. The crew cleans down every day.
Do you repair cracks and damp patches before painting?
Yes. Cracks are opened, filled and sanded, and damp or salt affected plaster is treated and sealed first. Painting over a defect only hides it for a few months.
How long before the paint is fully dry?
Water based emulsion is touch dry in about an hour and can be recoated in around four hours. It reaches full hardness over two to four weeks, so avoid scrubbing new walls in that time.
How do your crews get access to Al Khawaneej 2, Dubai?
Most streets are open, with no community gate, and we park at the villa. Apartment communities such as Ghoroob, Uptown Mirdif and Mirdif Hills need a work permit from building management, which we arrange.
Do you work in older villas in Mirdif?
Yes. Much of our work in Mirdif, Al Warqa and Al Mizhar is in villas twenty years old or more, where the supervisor checks ducts, tanks, roofs and bathrooms at the site visit and writes what was found into the quotation.
How do I choose a company for roof painting in Al Khawaneej 2, Dubai?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (wet film thickness checked on every coat and an adhesion test at handover) and puts right any failed check free of charge within 48 hours.
