Post construction cleaning: what it involves and why it differs
Post construction cleaning removes what building work leaves behind: fine dust on every surface and inside every unit, cement film and grout haze on tiles, paint splashes, adhesive, silicone and protective film. It uses HEPA vacuums, scrapers and specialist chemistry in a set order, and it is slower and more technical than a normal deep clean.

The three stages
- Rough clean. Debris, packaging and loose dust are removed so the detail work can begin.
- Detail clean. Dust is extracted from ceilings downwards with HEPA vacuums. Cement film, grout haze, paint and adhesive are removed from each surface with the product suited to it. Glass, frames, joinery, sanitaryware and floors are cleaned.
- Final clean. A day or two later, once airborne dust has settled, surfaces are dusted again and floors are finished. This is what makes the property ready to live in.
Why it cannot be rushed
Construction dust is abrasive. Wiping it dry scratches glass, stainless steel and polished stone. Cement film needs an acidic cleaner, which must never touch marble or limestone. Paint and silicone on glass need the right blade at the right angle. Getting the product or the order wrong leaves permanent damage on brand new finishes.
What to have ready
- All trades finished and tools removed
- Water and power connected
- AC running, with filters due to be cleaned or replaced after the dust has gone
- A snag list, if you have one, so the crew can photograph items for the developer or contractor

Common questions
How much does post construction cleaning cost in Dubai?
It depends on floor area, the amount of residue and the finishes involved. The MELLS confirms the figure in a written quotation after a site visit.
Why is there dust again a few days later?
Fine dust stays in the air and in the AC system and keeps settling for several days. That is why a second dusting visit and an AC filter clean are part of a proper programme.
Is this needed for a brand new handover?
Yes. New homes are handed over builder clean, which is not the same as ready to live in.
