How we carry out AC inspection and health check
Each unit is run for long enough to settle, then measured. A probe thermometer reads the air going into the return and coming out of the supply, and the gap between the two tells us most of what we need. At the outdoor unit the running current is clamped and compared with the nameplate, the capacitor is tested and the contactor points checked for pitting. Refrigerant pressures are read where the figures suggest a fault. Indoors we open the panel, check the coil, blower and tray, and pour water through the drain.
The reason to inspect is that AC rarely fails without warning. A capacitor drifts weak for months before the compressor refuses to start in August. A slow leak shows first as a slightly warm supply and ice on one pipe. A drain half blocked with slime copes until the humid weeks, then soaks a ceiling. Buyers and new tenants also use the check before handover, while faults can still be raised with the other party. Nothing is cleaned or repaired on the visit unless you ask for it.
