What is included
Interior and exterior painting by our own painters, with surfaces properly prepared, furniture fully protected and wet film thickness checked on every coat. A good paint finish is mostly preparation. Abu Dhabi walls move with heat, hairline cracks open at ceiling joints, and coastal air and irrigation mark exterior walls within a few seasons. We repair and prime before we paint, apply the system named in your quotation and leave the home clean enough to move straight back into.
- Colour and sheen confirmed with a sample patch beforehand
- Furniture wrapped in the centre and the floor fully covered
- Holes, dents and cracks filled, sanded and spot primed
- Two finish coats, then the room cleaned and reset
How we carry out single room painting
A single room follows the same steps as a whole house, only compressed. Two painters arrive with the paint already tinted to the agreed code. Furniture is moved to the centre and wrapped, the floor is sheeted and the door is sealed with a dust curtain if sanding is needed. Filling and sanding are done in the first hour so the filler has time to dry. The ceiling is rolled, the walls are cut in and rolled, and the second coat follows once the first has dried. Tape comes off while the last coat is still slightly soft.
The risk with a one room job is the join to everything else. New paint on one side of a doorway makes the hallway next to it look tired, and a ceiling left unpainted reads yellow against fresh walls. Where the old colour is strong, two coats may not cover and a third is needed. Rooms that have had a leak or an AC drip need the stain sealed or it returns within weeks. At the site visit we agree exactly where the new paint stops, check the existing sheen and look at the ceiling.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey, colour and written scope. We measure, test the existing coating and agree colours, sheen and the number of coats. The written quotation names the paint system and the scope.
- Protection. Furniture is moved and wrapped, floors are covered edge to edge, and switches, handles and light fittings are masked or removed.
- Surface preparation. Walls are washed, flaking paint is scraped back, cracks are opened and filled, and everything is sanded flat. Damp or salt affected areas are treated before any paint goes on.
- Primer and finish coats. A sealer or primer suited to the substrate is followed by two finish coats. Wet film thickness is checked on every coat.
- Snagging and handover. We inspect in daylight with you, touch up, clean down and hand over a paint schedule listing brand, colour codes and batch numbers for future touch ups.

Single Room Painting in Embassies District: what we plan for
The Embassies District, also known as Al Safarat or the Diplomatic Area, lies off Sheikh Rashid Bin Saeed Street towards Al Bateen Executive Airport. Most plots hold embassy buildings and diplomatic residences behind high walls, alongside low and mid rise apartment buildings, with the Rawdhat apartment blocks along the Airport Road side.
Wide roads and open plots let fine sand blow into gardens and across terraces. Embassy buildings and residences often have large stone or tiled entrance areas that show every footprint, and irrigation leaves mineral marks on boundary walls. Representative rooms often have decorative plaster, timber panelling and high ceilings, so masking is careful and low odour finishes let the building stay in use. Exterior walls are washed before repainting, and colours are matched to the existing scheme.
Access to embassy premises and diplomatic residences follows the site's own security procedure, confirmed at the site visit, and staff details are sent in advance for clearance. Apartment buildings need a work permit and a service lift booking, and we prepare the paperwork asked for.

Questions about single room painting in Embassies District
What does single room painting include?
One room is usually painted within a single working day: furniture wrapped, defects filled, ceiling and walls finished in two coats and everything put back before the crew leaves. The work includes colour and sheen confirmed with a sample patch beforehand; furniture wrapped in the centre and the floor fully covered; holes, dents and cracks filled, sanded and spot primed.
Is it worth painting just one room?
It is, as long as the stopping point is chosen well. A room with its own door frame is a clean break. Open plan spaces are harder, because the eye follows the wall around the corner, so we normally suggest running to the next natural break such as a column or a return.
Will the new colour match the rest of the house?
Only if the original paint code is known and the old walls have not faded much. Paint yellows and dulls over the years, so even the same code can look fresher. Where a match matters, a test patch is put next to the old wall and judged in daylight.
How much does single room painting cost in Embassies District?
We do not publish prices, because no two jobs are the same. The main factors: wall and ceiling area and ceiling height; condition of the surface and how much repair is needed. How long does single room painting take?
Usually one to three days, confirmed with the quotation.
How long before the paint is fully dry?
Water based emulsion is touch dry in about an hour and can be recoated in around four hours. It reaches full hardness over two to four weeks, so avoid scrubbing new walls in that time.
Do we need to move out while you paint?
No. We work room by room with low odour water based paints, and bedrooms are usable again the same night.
How many coats do you apply?
A primer or sealer where the surface needs it, then two finish coats. Strong colour changes may need a third coat, which is stated in the quotation.
How do your crews get access to Embassies District?
Access to embassy premises and diplomatic residences follows the site's own security procedure, confirmed at the site visit, and staff details are sent in advance for clearance. Apartment buildings need a work permit and a service lift booking, and we prepare the paperwork asked for.

Yes, by appointment and only under the mission's own security procedure. Staff names and ID details are submitted in advance, and the supervisor follows the escort and room access rules set by the facilities manager.
How do I choose a company for single room painting in Embassies District?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (wet film thickness checked on every coat and an adhesion test at handover) and puts right any failed check free of charge within 48 hours.
