What is included

Interior and exterior painting by our own painters, with surfaces properly prepared, furniture fully protected and wet film thickness checked on every coat. A good paint finish is mostly preparation. Abu Dhabi walls move with heat, hairline cracks open at ceiling joints, and coastal air and irrigation mark exterior walls within a few seasons. We repair and prime before we paint, apply the system named in your quotation and leave the home clean enough to move straight back into.

How it works

The same method on every job, so the result does not depend on who is on shift.

  1. Survey, colour and written scope. We measure, test the existing coating and agree colours, sheen and the number of coats. The written quotation names the paint system and the scope.
  2. Protection. Furniture is moved and wrapped, floors are covered edge to edge, and switches, handles and light fittings are masked or removed.
  3. Surface preparation. Walls are washed, flaking paint is scraped back, cracks are opened and filled, and everything is sanded flat. Damp or salt affected areas are treated before any paint goes on.
  4. Primer and finish coats. A sealer or primer suited to the substrate is followed by two finish coats. Wet film thickness is checked on every coat.
  5. Snagging and handover. We inspect in daylight with you, touch up, clean down and hand over a paint schedule listing brand, colour codes and batch numbers for future touch ups.

Facade Painting in Al Raha Beach: what we plan for

Al Raha Beach is a string of separate waterfront precincts rather than one estate. Al Bandar and Al Muneera hold most of the apartment buildings, set around a marina and a beach promenade, and Al Muneera Island adds townhouses and villas on the water. Al Zeina mixes apartments with podium villas, and Al Raha Lofts, Al Seef and Lamar Residences add further apartment buildings along the canals.

Salt off the Gulf settles on balcony glass and aluminium frames within days, and the onshore breeze drives fine sand into sliding door tracks. Waterfront humidity stays high well into the evening in summer, so mould shows first in bathroom silicone, behind wardrobes on outside walls and around AC supply grilles. Sea facing balconies are where coatings fail first: chalking walls, blistering over salt and rust bleeding from railing fixings. Surfaces are washed down, metal is wire brushed and primed, and an exterior system suited to coastal exposure goes on. Indoors, mould marks on outside walls are treated and sealed with a stain blocking primer before the finish coat.

Apartment buildings ask for a work permit from building management and a booked service lift. The island townhouses and Al Zeina villas sit behind security, where the resident registers our crew beforehand. Terrace or facade work may need master community consent, which is checked at the site visit.

What your quotation depends on

A quotation for facade painting in Al Raha Beach follows a site visit. The supervisor looks at the points listed here and you receive a written quotation with a defined scope before any work begins. Once you accept it, nothing is added on the day.

Questions about facade painting in Al Raha Beach

What does facade painting include?

Repainting of villa and townhouse elevations faded by sun and marked by dust, salt air and irrigation, using an exterior grade paint system. The work includes scaffold or tower access planned at the site visit; walls washed, with cracks and blown render repaired; masonry primer followed by two exterior finish coats.

How much does facade painting cost in Al Raha Beach?

We do not publish prices, because no two jobs are the same. The main factors: wall and ceiling area and ceiling height; condition of the surface and how much repair is needed. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.

Who provides facade painting in Al Raha Beach?

The MELLS provides facade painting in Al Raha Beach, Abu Dhabi. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 55 444 0084.

How long does facade painting take?

Typically 1 to 2 days for most apartments and 3 to 6 days for most villas. The time for your property is confirmed with the quotation.

Which paint brands do you use?

We apply the paint system named in your quotation. Most clients choose premium washable emulsions from the major brands stocked in Abu Dhabi, and we are happy to work with paints specified by your designer.

How do you protect furniture and floors?

Furniture is moved to the centre of the room and wrapped. Floors are covered edge to edge, and fittings are masked or removed. The crew cleans down every day.

Do you repair cracks and damp patches before painting?

Yes. Cracks are opened, filled and sanded, and damp or salt affected plaster is treated and sealed first. Painting over a defect only hides it for a few months.

How do your crews get access to Al Raha Beach?

Apartment buildings ask for a work permit from building management and a booked service lift. The island townhouses and Al Zeina villas sit behind security, where the resident registers our crew beforehand. Terrace or facade work may need master community consent, which is checked at the site visit.

Do we need Aldar approval for work in Al Raha Beach?

Cleaning, AC servicing and repairs inside the home only need the gate or building pass, which the resident arranges. Exterior painting, waterproofing, fit out and any change to the facade, roof or garden structures need a no objection certificate from Aldar or the community management in Al Raha Beach before work starts. We prepare the method statement, drawings, insurance and trade licence documents the approval asks for.

How do I choose a company for facade painting in Al Raha Beach?

Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (wet film thickness checked on every coat and an adhesion test at handover) and puts right any failed check free of charge within 48 hours.

How are visits to Al Raha Beach arranged?

Visits in Abu Dhabi are booked by appointment between 08:00 and 19:00, Monday to Saturday. Call or send the form and we agree the earliest time a supervisor can come to you.
