What is included
False ceiling and gypsum works for homes, offices and shops: new ceilings, partitions, light coves, access panels and repairs after leaks. In Dubai the ceiling void carries the AC ducts, drain lines and wiring, so most ceiling damage starts with a leak or with a panel cut open for access. We find and stop the cause first, then frame, board, joint and paint so the repair blends with the ceiling around it.
- Positions set out to the lighting plan and checked for symmetry
- Frame located first so no channel is cut by accident
- Larger openings trimmed with steel channel on all sides
- Dust caught at the cutter and the void left clear of offcuts
How we carry out ceiling light and AC openings
Positions are measured from the walls and snapped with a chalk line so rows of lights run true. A magnet or a small pilot hole finds the frame, and a light that lands on a channel is shifted, or the channel is trimmed and bridged. Round holes are cut with a hole saw with a dust cup; slots for linear lights and grilles are cut with an oscillating saw against a guide. Anything wider than the gap between two channels gets a steel trimmer frame around it. Our electricians then pull the cable and fit the driver.
The damage we are called to fix is usually a grille or a heavy fitting hung on bare board. Gypsum holds the spring clip of a small downlight, nothing more. A diffuser, a pendant or a ceiling fan needs its own support from the slab. Cutting blind is the other risk, because the void in a Dubai apartment is crowded with flexible duct, drain lines and cable. In a tower, any change that affects sprinklers, smoke detectors or the AC is coordinated with building management, and that is identified at the site visit.
How it works
The same method on every job, so the result does not depend on who is on shift.
- Survey and diagnosis. A technician inspects the system or surface, takes readings and photographs, and explains what was found in plain language.
- Written quotation. You receive a written quotation against a defined scope before any work starts. Anything outside that scope is quoted separately.
- Protected, supervised work. The work area is protected and isolated, and the job is carried out by our own technicians under a named supervisor.
- Testing. Every job ends with a measured test suited to the discipline, so the result is a reading and a photograph and not an opinion.
- Report and warranty. The completed report reaches you within the hour. Any failed point is put right free of charge within 48 hours.

Ceiling Light and AC Openings in Al Quoz: what we plan for
Al Quoz lies between Sheikh Zayed Road and Al Khail Road and has two characters. Al Quoz 1 to 4 are residential, with private villas, older houses and some low rise apartment buildings. The four Industrial Areas hold warehouses, workshops, showrooms, factories and staff accommodation. Within them, Alserkal Avenue and the Creative Zone have turned warehouses into galleries, studios, cafes and offices. Al Khail Gate and Al Khail Heights are large apartment communities on the Al Khail Road side.
Industrial dust is the constant here. Cement, stone cutting, vehicle workshops and heavy lorries on open yards put a coarse grey dust in the air, and it settles on roofs, shutters, skylights and AC units. Homes near Sheikh Zayed Road or Al Khail Road get an oily traffic film on top of it. Rooftop package units and split condensers choke on coarse dust. Condenser coils are washed, filters changed or cleaned, belts and drains checked, and roof outlets cleared of the grit that washes into them.
Villas and most warehouses are on open streets with direct loading. The apartment communities run a permit and lift booking system, which The MELLS deals with. Galleries, managed warehouse compounds and working factories have their own site rules, confirmed at the site visit.

Questions about ceiling light and AC openings in Al Quoz
What does ceiling light and AC openings include?
Openings for downlights, linear lights, AC grilles and diffusers are marked out, cut cleanly and framed where needed so the ceiling keeps its strength. The work includes positions set out to the lighting plan and checked for symmetry; frame located first so no channel is cut by accident; larger openings trimmed with steel channel on all sides.
Can more downlights be added to a finished ceiling?
In most gypsum ceilings, yes. The holes are cut from below, cable is fished between them through the void and the circuit is checked for spare capacity by our electrician. Very shallow voids or ceilings packed with ductwork limit where a fitting can go.
Will the cut edges crack later?
A clean round hole in sound board does not crack. Long slots are the weak spot, so their edges are supported by channel and finished with a bead or the trim of the fitting. Cracks appear where a slot was cut across a joint with nothing behind it.
How much does ceiling light and AC openings cost in Al Quoz?
We do not publish prices, because no two jobs are the same. The main factors: size and type of the system or surface; present condition and ease of access. Book a site visit: a supervisor from The MELLS looks at the work and you receive a written quotation with a defined scope before anything begins.
Who provides ceiling light and AC openings in Al Quoz?
The MELLS provides ceiling light and AC openings in Al Quoz, Dubai. The work is carried out by people The MELLS employs directly, under a named supervisor, 08:00 to 19:00, Monday to Saturday. To arrange it, book a site visit on this page or call +971 55 444 0084.
How long does ceiling light and AC openings take?
Typically quoted per project, typically 1 to 2 days for a repair and 2 to 5 days for a new ceiling in one room. The time for your property is confirmed with the quotation.
How soon can a new ceiling be painted?
Jointing compound has to dry fully, usually overnight between coats in an air conditioned room. Painting follows once the joints are sanded flat and primed.
Do you carry out false ceiling work in Al Quoz?
Yes. Our ceiling team covers all of Dubai. At the site visit we measure the room, look above the existing ceiling where we can and check what your building or community requires before work starts.
Why has my ceiling stained or started to sag?
Almost always water: a blocked AC drain line, a leaking pipe or a bathroom above. Gypsum board softens when wet, so we trace and stop the source before any board is replaced.
How do your crews get access to Al Quoz?
Villas and most warehouses are on open streets with direct loading. The apartment communities run a permit and lift booking system, which The MELLS deals with. Galleries, managed warehouse compounds and working factories have their own site rules, confirmed at the site visit.
Do you cover Al Khail Gate and Al Khail Heights?
Yes. Both are apartment communities with their own management. A compact team is sent, and the permit and the lift slot are requested before the visit.
How do I choose a company for ceiling light and AC openings in Al Quoz?
Ask four things: who employs the people who will come, whether the scope is written down before work starts, how the result is checked, and what happens if something is missed. The MELLS uses its own staff, quotes in writing after a site visit, checks every job (a measured test for every job, with photographs before and after) and puts right any failed check free of charge within 48 hours.
Can you come to Al Quoz at short notice?
Yes. Crews travel from our Barsha Heights base, and urgent work in Dubai is attended within two hours between 08:00 and 19:00, Monday to Saturday.
