How we carry out outdoor condenser coil cleaning
An outdoor unit works by pushing heat out through its coil, and in a Dubai summer that coil is fighting air that is already very hot. Sand, leaves and lint from nearby laundry vents lodge in the fins until the fan is pushing against a blanket. The compressor then runs longer and hotter, cooling indoors drops off, and on the worst days the unit trips. Before any water goes near it, the power is isolated, the fan guard is lifted and debris is cleared by hand from the base.
Coil cleaner is sprayed onto the fins and left for its dwell time, then rinsed with low pressure water from the inside of the unit outwards, so the dirt leaves the way it came in. High pressure jets fold the thin aluminium fins flat, which is why we do not use them. Fan blades and the motor housing are wiped, bent fins are combed straight with a fin comb, and the drain holes in the base are cleared. The unit is then run and checked, with readings written into the service record.
