How we carry out apartment AC maintenance
Most apartments have either fan coil units fed by chilled water from the building, or split units with a condenser on the balcony. For fan coil units we open each access panel, wash the filter, clean the coil and blower, flush the drain and watch the valve open and close when the thermostat calls. For splits the indoor unit gets the same clean and the balcony unit has its coil washed and its capacitor and contactor tested. Thermostats are checked against a thermometer held in the room.
The classic apartment fault is water through the ceiling, your own or the one below, from a drain tray that has blocked with slime. The second is a room that will not cool because the chilled water valve has stuck or its actuator has died. A third lies beyond the flat altogether: low chilled water flow or a warm supply from the plant, which only building management can fix. We test on the apartment side of the valve, tell you what we found, and note what to raise with the building if the fault is theirs.
